Winter is the best time to sell simply because there is less competition.
However most sellers think summer is the time to put their home on the market. Typically we have snow right now-it is winter after all. Some sellers prefer to wait to summer simply because they are not skiers and avoid the cost and time of snow removal. Which reminds me -my snow blower is lonely.
With only 126 homes on the market I would recommend listing your house now as winter is a good time to sell. Why wait until spring/summer when there will be another 100 homes to compete with. As history tends to repeat itself we can assume the inventory will increase.
Good news is there are buyers in the winter months. I am surprised how many folks are still skiing since we haven’t received any natural snow in over a month. It is a good thing we have snow making. This winter is much easier to sell houses than last. It is tough to do a home inspection with feet of snow around the house. However an advantage is you to get to see how the property handles the snow.
The most popular price point here in Tahoe is under $500,000 but there are buyers in all price points. Some people can simply afford more. Our low mortgage rates makes it easier to afford more these days and prices should remain stable. Alot of people wonder if the looming presidential election will change the real estate market. Here is some good news for the year ahead.
National Association of REALTORS® Chief Economist Lawrence Yun says a recession is unlikely in the year ahead. “We expect 2020 will be a year of slower growth but not a recession year“-read the article.
Buyers continue to purchase in Tahoe which is great for sellers.
The buyers range from first time home-buyers, locals upgrading, vacation rentals and homes. The vacation rental snafu continues with Measure T. The next update on that will be in Mid-April.
